Land Registry fee calculator
Estimate HM Land Registry registration fees for purchases, first registration, leases, gifts, transfers of equity and charges.
Estimate only: Land registration can be legally complex. This tool covers common Scale 1 and Scale 2 cases, not large-scale, fixed-fee, mixed-title or every exemption. It does not replace HM Land Registry’s official calculator or legal advice.
Calculate the fee using the correct application type
This Land Registry fee calculator first identifies Scale 1 or Scale 2, calculates the amount on which the fee is assessed, selects the correct value band and then applies the postal, portal whole-title, portal part-title or voluntary first-registration column. The result includes a transparent step-by-step explanation.
Scale 1 Land Registry fees
Scale 1 commonly covers purchases for money, first registration, new leases and surrenders for monetary consideration. Portal reductions apply to qualifying transfers or surrenders of the whole of a registered title, not transfers of part or lease registrations.
| Value or amount | Post / portal part / leases | Portal whole title | Voluntary first registration |
|---|---|---|---|
| £0–£80,000 | £45 | £20 | £30 |
| £80,001–£100,000 | £95 | £40 | £70 |
| £100,001–£200,000 | £230 | £100 | £170 |
| £200,001–£500,000 | £330 | £150 | £250 |
| £500,001–£1,000,000 | £655 | £295 | £495 |
| £1,000,001 and over | £1,105 | £500 | £830 |
Scale 2 Land Registry fees
Scale 2 commonly covers gifts and assents, transfers not for monetary consideration, separate registered charges and other applications affecting registered estates. Qualifying electronic applications affecting the whole title receive the reduced middle-column fee.
| Value or amount | Post / portal part | Portal whole title |
|---|---|---|
| £0–£100,000 | £45 | £20 |
| £100,001–£200,000 | £70 | £30 |
| £200,001–£500,000 | £100 | £45 |
| £500,001–£1,000,000 | £145 | £65 |
| £1,000,001 and over | £305 | £140 |

Worked Land Registry fee examples
£350,000 transfer
Scale 1 costs £150 through the portal for a qualifying whole-title transfer, or £330 by post or for a transfer of part.
£300,000 value
With £100,000 qualifying charges and a 50% share transferred, the Scale 2 assessment is (£300,000 − £100,000) × 50% = £100,000.
£150,000 premium
Add the highest £125 annual rent in the first five years: £150,125 uses the £100,001–£200,000 Scale 1 band, giving a £230 fee.
Fees for gifts, assents and transfers of equity
For a transfer not for monetary consideration, the fee is generally assessed under Scale 2 on the property value less qualifying continuing and new charges. If only a share is transferred, apply that share to the net amount. A transfer can also have tax consequences even where no cash changes hands, so the Land Registry fee should not be treated as the total transaction cost.
New leases and registration fees
For a registrable lease, HM Land Registry normally adds the premium to the highest annual rent that can be quantified within the first five years. If the term is under one year, use the rent for the term. A peppercorn rent is treated as nil. Registering a lease does not receive the whole-title portal reduction.
Costs this calculator does not include
The estimate excludes Stamp Duty Land Tax, conveyancer or solicitor fees, property searches, identity verification, electronic transfer charges, lender fees, leasehold notice or certificate fees, indemnity insurance and any inspection or additional fee requested by HM Land Registry. Mixed registered and unregistered land can require separate applications and separate fees.
Frequently asked questions
How much is the Land Registry fee when buying a house?
A purchase for money normally uses Scale 1. The fee depends on the VAT-inclusive consideration and whether the transfer affects the whole of a registered title and is submitted through the portal or Business Gateway, affects part of a title, or is submitted by post.
What is the difference between Scale 1 and Scale 2?
Scale 1 commonly applies to first registrations, purchases for monetary consideration, new leases and surrenders for value. Scale 2 commonly applies to gifts, assents and other transfers without monetary consideration, registered charges and some other applications affecting registered estates.
Is an online Land Registry application always cheaper?
No. Reduced portal or Business Gateway fees apply to qualifying applications affecting the whole of a registered title. Transfers of part, all lease registrations and several other applications use the unreduced fee even when submitted electronically.
How is the fee for a gift or transfer of equity calculated?
For a transfer without monetary consideration, HM Land Registry generally assesses Scale 2 on the property value minus qualifying continuing and new charges, then on the share being transferred where only a share changes ownership.
Do I pay a separate fee to register my purchase mortgage?
Usually not when the charge accompanies the scale-fee application under which the borrower becomes registered proprietor, or is lodged before that application completes. A later separate charge or remortgage can attract a Scale 2 fee.
How is a new lease registration fee assessed?
The Scale 1 assessment is generally the lease premium plus the highest quantifiable annual rent reserved within the first five years. There is no portal reduction for registering a lease.
Does this calculator include Stamp Duty Land Tax or solicitor fees?
No. It estimates the HM Land Registry registration fee only. Stamp Duty Land Tax, conveyancing fees, searches, identity checks, bank transfer costs, leasehold notices and other disbursements are separate.
